Refinancing

Plan replacement financing for existing facility loans and inspect its funding, cash, interest and credit effects.

Start from identified source debt

Activate Refinancing and Financing & Debt Schedule. The source list uses loans inside the Financing facilities, including their balances, rates and effective maturities. Select a source loan and Add refinancing case, or use Refinance beside a maturity. Linked legacy Model debt without an identified facility loan is not a selectable refinancing source. Allocate relevant existing debt correctly in Financing before planning its replacement.

Read the maturity wall

Maturity wall bars show principal due within the forecast; their warning portion shows the remaining Refinancing Gap. The source table identifies facility/loan, principal at forecast start, settlement/maturity date, period, amount due, rate, annual amortization and status. Amount due reflects principal remaining at that date rather than the original loan amount. An early refinancing can change the settlement date while the original maturity remains visible.

Set terms and explicit funding sources

In the case, choose refinance date, replacement draw and designated cash paydown. Expand Replacement terms, funding & comment for a new or existing facility, rate, maturity, amortization, equity and fees. The source loan settles on the case date and replacement debt runs through the existing Financing schedule. Review the funding reconciliation, then Before / after for economic effects.

Separate forecast totals from period comparison

The three forecast cards are Refinancing Need, Replacement Funding and Refinancing Gap. Secondary facts show upcoming maturities, forecast interest change, closing cash impact and the first unfunded maturity. Annual/Quarterly/Monthly/Weekly views then provide period detail. A summary over the forecast is not the same as the selected period’s debt balance. Select a case or maturity to retain that identity in Inspector and navigate to its source.

Empty states and boundaries

No forecast maturities require refinancing can mean no dated balance is due; an early case can still be added. Without Financing, activate it first. Incomplete, inactive or missing-source cases remain visible for correction rather than becoming executed financing. The operator models entered replacement terms, not market pricing or lender underwriting. Capacity warnings are analytical and do not automatically delete an assumed refinancing.
